An Overview

To be eligible for a home loan, the applicant must be at least 21 years of age with a regular source of income from employment or self-employment. The loan must terminate before or when the applicant turns 65 years of age.


The loan amount depends on factors such as age, income, number of dependents, qualifications, assets and liabilities, and income stability. Applying with a co-applicant can increase chances of securing a larger loan amount.


Providing additional security like bonds, fixed deposits and LIC policies may also help to enhance eligibility. The total cost includes registration charges, transfer charges and applicable stamp duties.

Loan Enquiries
Yes. All Mauli properties offered for sale have clear titles. All Mauli projects are approved with most leading banks and financial institutions for availing home loans.
You can avail a maximum loan of 80% of the Agreement value. However, your loan amount may differ as per your income eligibility as appraised by the bank. All loans are at the sole discretion of the bank.
Loan tenures up to a maximum of 30 years, depending on your age at the time of application.
General: Application Form, Photo ID, Address Proof, Age Proof, Fee Cheque.

Salaried: Last 3 months' Salary Slip, Form 16, Bank Statement (6 months), existing loan repayment record.

Self-Employed: Business introduction, ITR / CA-certified Balance Sheet (2 years), Company proof & Office Address, Board Resolution.
Tax Benefits
Yes. You can avail tax benefits on both the interest paid and the principal amount repaid, adding meaningful value to your overall savings profile.
Repayment of interest is allowed as a deduction under Section 24 if purchase or construction is completed within 3 years from the year the loan is taken. Up to ₹2,00,000 for self-occupied property; full interest for let-out property (subject to loss limit of ₹2 Lakhs).
Principal repayment is claimable under Section 80C up to ₹1.5 Lakhs. Stamp duty, registration fee and other transfer expenses also qualify under 80C, subject to the same overall ceiling.
If a residential property is held for more than 36 months, it qualifies as a long-term asset. Long Term Capital Gain is computed using indexed cost of acquisition. NRIs are entitled to claim exemption from capital gains tax by reinvesting in specified assets per the Income Tax Act.
Real Estate
The Real Estate (Regulation and Development) Act, 2016 mandates that all real estate projects above a certain size be registered with the state RERA authority. This ensures transparency, accountability, and timely delivery. All Mauli projects are fully RERA compliant.
Carpet Area: Actual usable floor area within the walls of your flat.
Built-up Area: Carpet area + wall thickness + balconies.
Super Built-up Area: Built-up area + proportionate share of common areas. RERA mandates pricing on carpet area basis.
Additional costs typically include Stamp Duty (5–6% in Maharashtra), Registration charges (1%), GST on under-construction properties, legal/documentation fees, society formation charges, and maintenance deposit. Our team will walk you through the complete cost breakup.
