Cancellation Policy
We believe in full transparency. Please read our cancellation and refund terms carefully before proceeding with a booking or purchase.
At Mauli Sai Developers Pvt. Ltd., we are committed to building trust alongside beautiful homes. This policy outlines the terms governing cancellations, refunds, and related procedures applicable to all residential and commercial property transactions. All requests are subject to the terms of the Agreement for Sale / Allotment Letter signed between the buyer and the developer, as well as applicable RERA regulations.

Eligibility for Cancellation
Who Can Apply
A buyer may apply for cancellation of a booked unit at any point prior to execution of the registered Sale Deed. Cancellation requests must be submitted in writing via a formal application addressed to the Sales & Customer Relations Department at Mauli Sai Developers Pvt. Ltd.
Accepted Request Format
Verbal or informal requests including communication via WhatsApp, SMS, or email without a formal written application will not be considered valid for initiating the cancellation process.
Company Discretion
The company reserves the right to accept or reject any cancellation request based on project-specific agreements and RERA guidelines.

Cancellation by the Buyer
Applicable Reasons
If a buyer chooses to cancel the booking for personal reasons including financial constraints, change of preference, or relocation the cancellation will be processed in accordance with the deduction schedule defined in the Agreement for Sale.
Refund Handling
Any amounts paid as booking token or application fees are non-refundable under buyer-initiated cancellations. Processing of remaining eligible refunds will begin only after the unit has been successfully re-allotted to a new buyer by the company.
Before You Cancel
Buyers are encouraged to consult with our sales team before initiating a cancellation to explore alternatives such as unit swaps or payment rescheduling.

Entitlement
In the event Mauli Sai Developers cancels an allotment due to project discontinuation, regulatory orders, or force majeure circumstances, the buyer shall be entitled to a full refund of all amounts paid, including the booking token amount.
Timeline
In such cases, refunds will be processed within 45 working days of the official cancellation communication. A cancellation letter will be issued to the buyer along with a detailed statement of account.
Limits of Liability
The company will not be liable for any interest, compensation, or damages beyond the principal amount paid, unless expressly mandated by RERA adjudication.

Key Terms to Understand
Refund Timeline
Approved refunds will be processed within 60 working days from the date the cancellation is formally accepted and the unit is successfully re-allotted to a new buyer.
Refund Mode
All refunds will be issued exclusively via bank transfer (NEFT / RTGS) to the account from which the original payment was received. Cash refunds will not be issued under any circumstances.
Interest on Refunds
No interest shall be payable on refunded amounts under buyer-initiated cancellations, unless directed otherwise by MahaRERA or a court of competent jurisdiction.

Cancellation Procedure

Submit a Written Request Address a formal cancellation letter to the Customer Relations team at our registered office or via email at enquiry@maulisaidevelopers.com with subject "Cancellation Request [Your Flat/Unit No.]".

Document Submission Submit copies of all payment receipts, your allotment letter, agreement for sale (if executed), and a valid photo ID. Incomplete documentation will delay processing.

Acknowledgement & Review Our team will acknowledge receipt within 5 working days and begin a review of your account. A Statement of Account will be shared detailing amounts paid, deductions applicable, and net refundable amount.

Formal Acceptance Once the buyer signs and returns the Cancellation Acceptance Form, the unit will be placed back in the available inventory. The refund clock begins from this date.

Refund Disbursement Upon successful re-allotment of the unit, the net refundable amount will be credited to the buyer's registered bank account within the stipulated 60 working days.
Important Notice
Force Majeure & Regulatory Delays
In cases where construction timelines are extended or deliveries are delayed owing to force majeure events including natural disasters, government-mandated lockdowns, statutory approvals, or court orders the cancellation and refund terms will be governed strictly in accordance with MahaRERA guidelines applicable at the time of the event.
Mauli Sai Developers shall not be liable for delays arising from circumstances beyond its reasonable control. Buyers are encouraged to register any RERA-related grievances through the official MahaRERA portal at maharerait.mahaonline.gov.in.
Non-Applicable Cases
When This Policy Does Not Apply
Post-Registration Sales
This cancellation policy does not apply to properties for which the registered Sale Deed has already been executed and stamped at the Sub-Registrar's office. Post-registration transactions are governed exclusively by applicable property and conveyancing laws.
Resale of Units
Resale of units after registration must be arranged independently by the buyer and is not facilitated by Mauli Sai Developers unless a separate resale agreement is in place.
Special Conditions
Joint Ownership & NRI Buyers
Joint Ownership
For jointly-owned units, the cancellation request must bear the signatures of all registered co-owners. Requests signed by only one party in a joint ownership will not be processed.
NRI Requirements
NRI buyers are additionally required to furnish their PAN card, passport copy, and an OCI/PIO card (if applicable). Refunds to NRI buyers will be processed as per FEMA guidelines, and applicable banking charges will be borne by the buyer.
Section 07
RERA Compliance
Governing Regulation
All cancellation and refund terms are subject to the Real Estate (Regulation and Development) Act, 2016, and the rules and regulations framed thereunder by the Government of Maharashtra. In case of any conflict between this policy and RERA provisions, the RERA provisions shall prevail.
Buyer Recommendation
Buyers are advised to retain all payment receipts, correspondence, and agreements for future reference. Mauli Sai Developers maintains transparent records of all transactions in compliance with RERA requirements.
