RERA Questions

RERA (Real Estate Regulation and Development Act, 2016) is a law passed by the Indian Parliament to protect home buyers and boost investments in real estate. It makes it mandatory for developers to register their projects with the State RERA Authority, disclose project details, and adhere to timelines. For buyers, it ensures transparency, defined carpet area, and legal recourse in case of delays or defects.

Under RERA, carpet area is strictly defined as the net usable floor area of an apartment, excluding the area covered by external walls, services shafts, exclusive balcony or verandah, and exclusive open terrace. All our pricing is based on RERA-defined carpet area no hidden super built-up area charges.
If a project is delayed beyond the possession date registered with MahaRERA, the developer is liable to pay interest at SBI's Marginal Cost of Lending Rate (MCLR) + 2% per annum on the amounts paid by the buyer, for every month of delay. Buyers also have the right to withdraw from the project and receive a full refund with interest.
Complaints against a developer can be filed online on the MahaRERA portal (maharera.maharashtra.gov.in) under the "Complaint" section. You will need the project's RERA registration number and your booking/agreement details. Yes. Under RERA, any real estate agent who facilitates the sale or purchase of a RERA-registered property must also be registered with MahaRERA. Always ask your broker for their RERA agent registration number before entering into any transaction.
